Big or Bijou, Remodel or New: design is a step by step process.

We can help you with any or all of the following stages:

Programming:

This is an information-gathering process on both style and function.
We ask lots of questions to find out how the space will be used, who will use it, how they move, who they interact with, what tasks they perform, what equipment they use, where they store things, and much more.

Feasibility Studies:

Based on the information gathered during the programming phase, we will prepare initial concepts and plans. This will help you make an educated choice on whether an existing or a prospective property is suitable for your purpose.

Site Survey:

We can undertake a comprehensive site survey to document your space. If you have as-built drawings, we will verify that they are up to date to ensure we are aware of all the parameters of the space.

This safeguards you from unpleasant surprises later on in the process, when unplanned changes could affect your outcome and incur costs.

Concept Design and Design Development:

We usually prepare three design concepts, which we discuss with you in depth. Based on your comments, we develop these further. We approach your final design with the help of sketches, layouts, 3D visuals and material samples. By the end of this stage, you will have a detailed understanding of how the space will look, feel and function.

Documentation:

Once the design has been agreed we will prepare the following:

  • construction drawings

  • interior detailing

  • specifications for furnishings, materials and equipment.

Tender:

We can assist you in the tendering process by issuing all relevant documentation to your chosen companies. We will help you compare apples to apples, so you can choose the building contractor you feel most comfortable with and who is the best fit for your project.

Project Management:

Because competent project management will save you time and money we can

  • handle planning submissions and landlord approvals

  • interface with structural engineers,  mechanical engineers and architects

  • take responsibility for quality control on site
